Supporting Scotland’s Green Recovery - Offsite Construction

Scotland Excel’s new build framework offers councils and housing associations the option of ‘offsite‘ construction for their project – an approach that brings efficiencies as well as environmental and quality benefits. 

Offsite construction starts in a factory environment and can be defined as the creation of components or entire modules within this factory setting before being assembled onsite. CCG – a supplier on the Scotland Excel framework – offers this method from its Glasgow-based manufacturing facility, CCG OSM, which is one of the most advanced of its kind in the UK.

Here, the firm creates the iQ Timber System: a panelised timber frame solution that integrates with floor or roof cassettes to create the superstructure of a home. It is created using an innovative, semi-automated 3-lane manufacturing platform that uses CAD/CAM software to guarantee consistency and quality in the creation of over 1500 homes every year.

The process begins at Line 1 where the structural frame of the wall panel is created before being passed down the production line to get an external layer of protection.

The panel then moves to Line 2 and then Line 3. Here, CCG offers complete design flexibility to clients with the capability of integrating specification such as internal wall linings, insulation, windows and doors as well as offering the capability of factory-applied, lightweight render solutions.

This design-for-manufacture approach ensures that CCG can deliver homes to any building standard whilst offering practical solutions for any residential development.

After being specially wrapped and transported to site, the installation and erection of the iQ Timber System is a vastly more efficient process when compared to traditional methods of build thanks to the pre-installation of components. Fast assembly, fewer trade interactions, lower risk of damage and reduced material storage ensures that site management is as safe and efficient as possible.

As a result of CCG’s capabilities in manufacture, all homes that are created have enhanced standards of thermal performance thanks to a reduction in thermal bridging and improved airtightness. The outcomes for the end-user are positive thanks to a reduction in demand for energy, thus reducing annual energy bills, whilst improved quality standards offer long-term added value for clients.

CCG has recently been commissioned via the Scotland Excel new build framework by North Lanarkshire Council, South Lanarkshire Council, Stirling Council and West Lothian Council.
