National Timber Systems Relocates to Bristol

Engineered timber specialist National Timber Systems has relocated its Bristol manufacturing operation to a warehouse building on Cabot Park in Avonmouth. 

The company first opened a depot and a manufacturing operation in the city in 2016 in a hangar on the former Filton Airfield site.  Demand meant it had outgrown the space and it began searching for a new site. It has now taken Unit B Rockhaven in the heart of Cabot Park on a 15-year lease for its manufacturing site. 

The property provides 25,388 sq ft of distribution accommodation with a secure yard in a strategic location close to the motorway network. 

Alder King and Avison Young were the letting agents, acting for the landlord Rockhaven Developments. 

Andrew Ridler, lead industrial/logistics partner at Alder King, said: "This newly-built prime distribution unit will serve NTS well and completes the first phase of the Rockhaven development.

"Despite lockdown, demand for good quality space in this location remains as robust as ever, with live requirements for industrial and logistics space currently outstripping supply."

Chris Marsden of Dovestone Land acted for National Timber Systems.  He said: "My client required a well-located unit which would allow for a large stock-holding and quick and efficient delivery through its own fleet of vehicles."

Following the letting to NTS, Rockhaven Developments have tasked Alder King and Avison Young with selling the investment of the property.  Oli Stretton, investment partner at Alder King, advised offers are being sought in excess of £3.245m, reflecting a net initial yield of 5.5 per cent.
